Job Description:

The Maintenance Technician is responsible for the assistance in maintaining the physical integrity & cleanliness of the building at all times. This involves insuring a safe and secure environment for customers, clients, visitors, and the team. The technician actively participates in the cleanliness & maintenance of the physical condition of the entire building while promoting tenant satisfaction. Our Maintenance team is very customer service driven, that creates a lasting influence on visitors, prospects, and tenants.

Responsibilities:

--- Establish and implement preventative maintenance protocols to keep equipment operations smooth and eliminate safety risks
--- Make records of when any equipment was services and repairs were made
--- Conduct routine maintenance on equipment and systems such as HVAC units, plumbing fixtures, and electrical wiring to make sure they're operating efficiently and make any needed repairs
--- Take additional maintenance requests as assigned
--- Examine building windows, walls, and doors for damage and perform repairs when needed
--- Perform basic maintenance and service for plumbing, HVAC, electrical, carpentry, appliance, and mechanical repairs in residential apartment units
--- Promptly answer resident service calls and perform repairs in a timely fashion
--- Interact politely and professionally with apartment tenants, outside vendors/contractors, and coworkers
--- Complete all assigned maintenance work on vacant apartments for unit turns and make ready activities
--- Perform various preventative maintenance measures
--- Respond to on-call/after-hour emergency maintenance requests/work orders
--- Maintain community grounds
--- Paint units
--- Clean carpets

Qualifications:

--- Has high school diploma, GED, or equivalent
--- Advanced understanding of maintenance equipment, procedures, and techniques
--- Superb attention to detail, work ethic, and communication skills
--- Needs to have availability to respond on nights and weekends to on-call maintenance requests
--- 2+ years of maintenance experience
--- Ability to easily get to and from work
--- Valid drivers license and reliable vehicle
